So after 2 years my quiet title action is complete and I am prepared to build. I have a few questions to ask as far as the steps needed to complete:

Before I begin interviewing builders, is there anything I should be doing on my own first? (surveys/ect)

How am I to estimate build cost to provide that info to lenders? 

Lastly, what are somethings that I should look out for that you didn't know before you started?

Any information provided will be very appreciated.

I'm working on the rehab of my first MTR in Montgomery and it got me to thinking. If properties in small towns are already cheap,why don't I purchase in the towns with 2 or more hospitals and have a full portfolio of MTRs. Or should I concentrate on one market and have multiple MTRs there?

I was told that you could get the rehab money back as well if you put the rehab costs on the HUD and prepay at closing. I think it's called Delayed Financing, have you heard of this?

Hi Felicia,

I live in the Atl area as well and I have seen a large amount of properties that are single family that have Mother in law suites and attic apartments. This is a way you could get multiple units but still have the ability to use single family financing. There is also a lesser known product call the Homestyle loan you could use as well.

Hello All,

I am under contract for a small retail/office building Georgia. With this being my first commercial deal, I have no idea on what type of insurance I need for the property. It is a 3,000 square foot 3 unit property with an additional lot.

Hello,

I found a really good deal on a small 3 unit commercial property but the hard money lenders that I reached out to stated that they would not lend to me because the property has a church as one of the tenants. Is this common?
