@Mario Gonzalez i did the same thing you want to do last year. Use the FHA or the 5% down loans to buy your first property. In NJ don't go lower then 4 units. Look for properties in the 400K price range that rent for $1200 and don't need any rehabs. Talk to @Joseph Scorese about financing options, he is really good at what he does. After that you can keep adding one four family building every year using the low down payment strategy or move up to apartment buildings. PM me if you need anymore info.

Contact your local office, list of all the NJ section 8 offices are in the pdf link below. Also ask them if they can provide you with a good local assistance organization that assists section 8 tenants in obtaining section 8 apartments.

I didn't listen to the whole episode - but he kept mentioning wholesaling to other wholesalers. In fact, that's the name of the show "wholesale to other wholesalers and how to do it".

He also mentioned that he doesn't use REIA meetings to find buyers because they are not real buyers. Maybe that's why other locals don't see him there.

@Carlos Rovira I'm not in the position to go to a DREIA meeting as I'm in NJ. I'm looking to relocate to Florida next year therefore I'm looking for the most efficient way to get started investing down there. I'm not familiar with the south Florida market so I'm looking for partnerships or a solution like Dave's mentoring program provides.
