I just watched the Real Estate Rookie episode 304 " How to Buy Your First Investment Property WITHOUT 20% Down" and I was hoping someone could let me know where I can get a template of

• Mortgage Security Document
• Promissory Note

We are looking to do our first BRRRR and have been talking to a couple of Private Money Lenders. We are in Northern California specifically Stockton,CA.

Any help would be much appreciated.

HI Josh,

I'm a Stockton Realtor and I have sold a modular home in a neighborhood with FHA financing. As long as the modular home is on a fix and permanent foundation it is now considered real property and you can get a FHA loan on it.

Hi Garrett, thanks for post. I am also in the same position you are and we are finally ready to jump into real estate investing. I am a Realtor in Stockton and have been since 2012. We have paid off most of our debt, have good credit, and have cash to start our Financial Freedom journey. We also own our home and are thinking of using a HELOC to help start our BRRRR strategy for single-family/multi-family BRRRR.
