@Jon Reed I was in every unit just last week personally and my employees do quarterly inspections of every unit. Unfortunately, the residents don't necessarily smoke inside the units they do it outside in front of their doors. The smell sticks around for a while. 

I have given 7-day notices to tenants in the past for smoking marijuana inside or on the premises. In case of a repeating issue, however, how can I prove that a person is smoking marijuana in my property in front of a court (worst case). Have you dealt with that before?

Tenants are not allowed to smoke marijuana inside or on the premises. They signed the proper legal addendum. However can not pin point what tenant it is. It smells terrible and my property managers get constant feed back from new prospective tenants that they dont want to live somewhere where it smells like marijuana.
