I am a local investor in the Columbia market and agree with Brandon. Many variables with STR and another thing to consider is do you want to live nextdoor to it? Lots of pros/cons with that. Happy to chat it through with you if you want to bounce ideas of someone else who may understand, just give me a shout!

 @Scooter Williams

Yes, please that would be great! How do we connect?!

Hi Adrianna. I would not count on $3500 STR income. I'm guessing you got this estimate from the listing description. Your STR income can vary quite a bit and also does not take into account cleaning, and additional STR-specific expenses. You will also be paying electric, water and internet which also need to be taken into consideration.

Shoot me a PM and I can help run an analysis.

 Hey Brandon,

I sent you a message!

@Adrianna Tyson I assume this is a VA loan with nothing down. Just looked up the interest rate and it was 7.3%. A duplex in an HOA? never heard of that. Taxes seem low. Capex seems low. Repairs might be high. Have you run capex and repair budgets and those were the numbers that showed up. PM costs will be 10-12% with rent up fees. What class of property a, b, c, d. Size of the units. Any other landlord expense.

@Tim Herman
Yes its a VA Loan, ill stay in one side and rent out the other. I'm not sure if the address is visible. Ill definitely go back and do some more research. The taxes were automatically inputted and I double checked those and it was accurate. I didn't run the Capex numbers (I just researched what that was) and as of right now I didn't factor in repairs just yet because from eye view it looked well kept. There are some minor adjustments I would make. Would you recommend playing with the numbers? This property is a Class B. 9 Crescent Ln Columbia, SC. Would you mind taking a look at it?

Hey so I'm new to this website and to analyzing rental properties but i watched some YouTube videos and put the numbers together. This property is actually a duplex and which I didn't remember how to include both address for a multifamily with the calculator but I think the numbers would be the same!? Its 2/1 in each unit, please let me know what you think? or if i need to go back and recalculate. I hope someone replies, thank you !
