My name is Adrian Jones, an investor living in the DMV area. I have a portfolio of 11 condos in Southeast Washington DC that I’m looking to sale. I purchased this portfolio in 2021; units are rented out to tenants in some type of rental subsidy program. 2 of the 11 units are currently vacant; I am actively working to fill those now. All the other tenants have been in place for multiple years. The portfolio is cash flowing. The 11 units are spread across 7 buildings. (3/2/2/1/1/1/1). Majority of the buildings are all within 5-10 min of each other.

Elias, thanks for the input. I appreciate that tremendously. No I'm not in NC but have some folks in Charlotte that would handle the showings for me. I'm actually in Maryland, about 15 min outside of Washington DC. I've had my 2 SFH's in Charlotte for about 16 years. And have a portfolio of condo's in Southeast Washington DC as well. Again, thanks for taking the time to provide some usable input.

Good day Bigger Pockets Fam,

Has anyone here ever done a For Sale By Owner transaction, and if so, I wanted to hear about your experience and how easy/complicated it was to close that deal without using an agent. Appreciate any lessons learned you may have.

I'm a real estate investor in Wash DC and in Charlotte, NC. I am selling my 4BR/2Bath SFH investment property in Charlotte. Zillow says it may go for $289k +/-My current tenants are using it for business and pay $2,250 a month. I say all that to say, I think it may be an easy sell to an investor. I would obviously like to save on commission, if possible, by going the FSBO route. But also, don't want to screw up the transaction as I've never done a FSBO before. So just looking for some insight.

Good day Bigger Pockets family,

Question for my seasoned investors. I left Corp America 2.5 years ago. I now have a portfolio of 11 condo's in Southeast Washington DC, and 2 tenant occupied SFH's in Charlotte. I have about 175k in equity in one of my Charlotte properties that I would like to tap into that via HELOC or cash-out refi. But with showing minimal taxable income over the last 2 years, it's now hard to qualify for any type of traditional bank refinancing. It's a vicious catch 22. Anyone have any remedies for a situation like this, as investors?

Anson, thank you very much. I had not done that in the past. Relied too much on the word of the contractor him/herself. Will implement your suggestions. Much appreciated. Do you ever build in performance incentives for earlier completion and penalties for late completion?
