@Ryan Schuler

If you don’t have ducts now I would definitely go with mini splits just make sure you go with a brand that will operate in the minus degree weather since it will be yuh only source of heat, carrier works to -14 I believe other brand too but you gotta pay extra to get the same performance , mini split are more expensive but depending on you setup it might be the best way

@Will Lawson being in the Hvac business I would definitely install forced air system instead of going ductless , ductless systems are usually more expensive to fix in case you needed it and not really tenant friendly as compared to operating a thermostat they’re also more costly to purchase, if you already have ductwork I would do forced air

Hello , since there’s so much knowledge in this forum I thought I throw my situation in here to see if you guys could help me out figuring out what options I might have.

So my mother in law purchased a home four years ago directly from the owner , from my understanding they went to an escrow company where the title is held , did paperwork , she has been making payment since . Last week she decided she wanted to sell the house and she came to me , she wants 40k and I’ll just keep making payments which are 1300 a month and I believe she only has about 11 more years till it’s paid off , she had the house appraised at 137k. My question is what would be an option for me as far as financing goes since I don’t have the 40 k to give to her ? Thanks

@Ram V.

I do Hvac for a living, usually the bigger the company the more they will charge , take into account equipment brand , the size of the condenser seems about right for the square footage of your home , usually 2 stage furnaces are more expensive I would go with single stage you won’t be saving that much money anyway , ballpark pricing on the equipment would be 1400 for condenser 400 for coil and around 800 for a single stage furnace , that’s cost remember contractors raise the price of the equipment and of course you gotta pay somebody to install it right . Hope this helps

@Amy Hu Carrier mini splits work to -15

@Cornelius Garland any tips on finding hard money lenders??? Newbie
@Sant Li I’ve personally worked in several apartment complexes in Austin with these type of units they’re called fur down units by first Co From experience I think they are very reliable of course if installed right, the most common issues I’ve found with them is the drain getting plugged up and overflowing the drain pan which will mess up your ceiling. Another issue is units not being leveled off so again it won’t drain right, on older units we see a lot of rusted drain pans too . So to sum it up the main issue I see is drains .
