Lol small world don't see too many Edmonton people on here although there's a lot out there. You should check out EREIA and mogul they run monthly meetups in Edmonton that lots of local investors attend. Also Wayne hillier runs fix and flip tours every month or so as well.

I have recently switched from doing exclusively MLS deals to marketing for distressed properties privately (I flip houses in Edmonton Canada). From what I have heard often only a small percentage of these leads will likely be appropriate for actually purchasing from, so I was wondering - what do you do with all the individuals whose homes you cannot purchase? I've heard a few ideas such as -

-Referring them to a realtor for a traditional sale, splitting commission (I am also a realtor)

-Sending their information (with their permission) to other local flippers/cash buyers that can hopefully offer a quick purchase

-Providing the distressed seller a list of local flippers/cash buyers so they can contact them at their discretion

Do any members here have any other solutions they offer to their distressed seller leads or experience with the above strategies?
