Hi,

I am looking to start investing in mobile homes in Oregon. I would love to connect with similar investors locally. I already started driving through parks, I know what I want to do as a plan, I am willing to put in the work. I just need some tips or just bounce off some ideas with local investors. @Colby Wise Q1. $575 is the lot rent only. 

Q2. In that respective area all of them seem to charge between $500-600 for lot rent only, and most of them are owned, they do not allow owning one and renting it out. 

Q3. Rent for 2-3 bedrooms ranges between $1300-1800. 

Thanks for the input. Those are good questions to ask myself when I evaluate the areas. I guess this would an area where flipping it would make more sense(in case I find a good deal)? Since they do not really allow me to rent it out, and a sellers finance would not make a lot of sense for the tenant as the total cost for them would get pretty high.

Hi,

Recently I drove through some parks and I found 1 or 2 decent deals. This would be my 1st time getting into real estate and mobile homes. While I would be able to get a good price on the homes, I am worried about the $500-600/month fee these parks charge, it seemed high to me and I am not sure if I would make a profit from someone who would buy it. From someone who has experience with mobile homes rentals and fees, is that too much? Would someone who would buy the home from me through sellers finance be able to afford the $600 fee plus the finance cost? Should I try to start in a park where the fees are $200-300 in order to make profit? thanks.
