I have been researching and doing my homework on real estate investing for some time now. At first I wanted to get into the rental aspect of real estate investing, but as of the past few days I've been looking at other strategies and the wholesale strategy sounded easy. I think it sounds to easy correct me if  Im wrong, I came across this post on a website of an active real estate investor.

You simply put a house "under contract" to purchase at a certain price and then find someone to pay more than your price. You keep the difference as your profit without even buying the house. NO cash down payment, NO credit or loan s needed...

Is this correct? Is anyone using this strategy? Please someone let me know if this only can be done in certain markets.

@Dmitriy Fomichenko Thanks for the links! I have read the beginners guide and it was very helpful and helps you setup a strategy. I need to have a listen to the podcasts I haven't, and the key alerts will also be a good thing to set up..I got a few things I have to do! again thanks for the advice.

@Andrew Syrios I am currently looking for a REIA group. I will make a post or blog when I find an attend one, and lunch sounds like a good great way to have a one on one to talk and make something happen. Thanks !

@Simon Lloyd I Appreciate your reply, I am definitely looking for a mentor in the area. I think offering help in any way and in return getting to learn and be taught is a good trade off lol, also I will Google that investors club and get involved hopefully I can connect with some successful investors and makes things happen. @David P.  You are right, I would love to have more than one mentor. I just need to network my way around which will take some time but I won't give up. I am going to look today at any clubs I can find around in my area. Thank you for the information it is greatly aopreciated.This site is amazing and Ive already learned so much and yes I will continue to be active and read on BP as long as possible.

@Erik Hitzelberger Thank you, I really appreciate that response. I will spend time today revising my plan. I want to rent properties from single family to multi-family properties to gain a stream of positive cash flow. To purchase these properties I will look for the "no money down deals" with that being said I have a lot of work to you've got me thinking and feeling inspired! hopefully I can find a great mentor who has mastered the these techniques.

I am looking to find a mentor in the Toronto area or the Durham region area. I have read plenty of books, posts and also constantly read and learn on the the BP website. I am a young man 22 years old I am very coachable I am looking to learn more and start investing. I will greatly appreciate the help!
