@Kaustubh Johri thank you for that insight about Rome! We are continuing to do more research and seems like growth wise Chattanooga may be our best bet. We lived in the Acworth/Kennesaw area for 8 years and worked in ATL. We are also looking in that area but seems like most things that way are out of our budget (200k max). The growth in metro area has been huge in the last few years and rent prices seem to be catching up there a bit quicker than everywhere else. 

@Adrienne Green I think you sent a link to set up an appt, I’ll definitely set something up, I’d love to get your insight on the Chattanooga market since we’re not as familiar, other than making trips there to go out for dinner or the touristy stuff.

Hi everyone! My husband and I are looking for our first property in either NW Georgia or Chattanooga area. So far it seems like Rome or Chattanooga might be the better areas to invest. We are looking to BRRRR our first property and get the ball rolling. We have not ensemble our team yet, so we need to get out there and meet others!

We are very excited to get this started and have been "running our numbers" daily in pretty much every Zillow property we've found.

We would like to connect with other people in the area and welcome any recommendations for realtors, contractors, property managers etc.

This is what we are in the process of doing and for what I've seen (doing some searches on the forum), it looks like a lot of people start this way. We will be focusing on SFH and BRRRR until we can get the ball rolling and move onto multiple family properties. But I think it you've found a deal then go for it!

That's a great deal! How did you find it off market?I'm interested to know if you are doing rehab or did you have tenants at the time of purchase. We are looking for our first property in the Chattanooga/NWGA area, more than likely a SFH but I like your numbers and it gives me something to think about!

We did the same thing, although if I would change anything I would get an actual cash out 2nd versus a HELOC. We thought we'd be be bringing the money back into the HELOC after each deal, but honestly you should build momentum fast and eventually that HELCO will just be equity in your rentals and you'll be paying more for it than if it was a fixed fully amortized loan option. No reason that you have to use the same lender, but you certainly can. I have a contact at elements financial that is amazing, we only stopped using them because we had to go commercial and they don't offer commercial solutions.

Like anything, if you execute well it'll be a great idea and if you execute poorly it will have been a bad endeavor. Send me a message if you'd like our contact for the HELOC.

We bought our primary residency in 2017, we recently refinanced (Nov 2021) to get rid of PMI, but did not add cash back. We owe 321K and the market value is estimated between 600-700 (we did not need an appraisal for refinance). Since we've built some equity we are considering getting a home equity loan for 130-150 to fund our first BRRR property.

- Is this doable? And a good idea? (I wish we would have thought of this when we refinanced in 2021)
- Who is the best lender for these type of loans? Credit Union or go back to our original lender?
