We’re out of state investors and our real estate agent recommended a few PM and I did my diligence and contacted Lubin Property Management and so far they been helping us and no headaches so far. We’re getting ready to invest again and well be using them once again. I hope this helps..

Does anyone know of a good handyman who knows plumbing, electricity and HVAC in DFW area? I will really appreciate if you share a contact or any suggestions where I can find a good one.

You don’t need to pay a dime to be mentor. My fiancé and I learned the business by buying our first income property in DFW and we used audio books by Rich Dad Poor Dad by Robert Kiyosaki, audio from David Greene Long Distance investment. They all taught us investment. Currently I am mentoring my mother in-law and guiding her through her Income property purchase in Burleson snd DFW. You can do it too! This community its amazing! I learned a lot. I do our property management from California and I network to find people to do maintenance needed it. You can fo it!! I wouldn’t pay to be mentor. Be humble and ask all these great ppl in BP.. they mentor me and all I said thank you very much!! They’re amazing!!

We've got some areas where that's the issue, and rather than having an extra month of vacancy, we waive the deposit, or make it very low to get someone in there. I know our agent mentioned a few times the deposit was a big issue, however, people didn’t submit their application when they said they were. I considered doing the 50% of first months rent. Our agent told us yesterday their are 2 families interested in the property and will submit the application today. We’re hoping the application gets submitted and we get tenants soon. I will see where they stand and if I have to apply your strategy then  I’ll do it.

The property is listed on Zillow as well. We have 2 families interested in the property. They said they will be submitting applications today. I am hoping they do and are good tenants. I added the link a few times and it was deleted by BP personnel and they brought it up to my attention. Not sure if I can post it on your message page. I am not familiar w/ all the rules you can post.

I follow each stage of the marketing pipeline to try and diagnose the problem. Are people viewing the property but not inquiring? Are they inquiring but not scheduling showings? Since we’re out of state we don’t know exactly what people are saying about the property. The agent mentioned people like the property, however, he said to lower the rent and we did. I fid research and next door neighbor property is also vacant.  I hope is not the area because we cant control that. In fact our agent told us yesterday there are 2 families interested in the property and will submit their application today. We’re hoping the deal gors trough. We have 2 other properties and they were rented out rapidly.

We consider this option on our multifamily units if units tend to sit on the market for longer than expected and usually are able to get a tenant right away.

I actually thought about a 50% special of first month rent. According to the agent yesterday we have 2 families interested in the property and one will submitting an application today. Crossing my fingers there are any issues.

Yes I am familiar with it in the areas I have rentals. The process could be different in your area, but I am pretty sure they will require you or a representative to attend their landlord training. Also your home will need to be inspected by their inspectors prior to approval. Here are a few links that could help.

Option two: can you Airbnb? that might be an option depending on location (of course).  Maybe contact a local Airbnb management company and see how much profit they can bring with there type of management.  

And option 3: did you hear the latest podcast? with Felipe? his strategy is pretty cool. maybe try to rent ( per room), $650 per room or $600 per room or even $700 ( with some added value, covering an amenity) something different!  tv on each room and free wifi with a Netflix account.  Or a maid that you can pay $150 a month to clean the house, or once a month laundry..   

It can come along way....

Wow! I like the renting rooms individually. I’ll have to research on that. Not sure if that will cause any sort of drama. The Airbnb we thought about it and pretty much I’ll have someone cleaning the house constantly but I am sure I can work with that. Thank you for that info George. I really appreciate it.
