I have been offering for many months to try to assist him to avoid foreclosure but his pride would not allow him to take action.

House is located in Cerritos CA

Total debt including mortgage, HELOC, etc is 839k House ARV 880K Rehab estimatess 100k+

Father is 62 years old with multiple medical ailments, no retirement, savings, house is distressed.

Now with a notice of trustees sale given, he may finally be open to a short sale deal on his house.

Seeing as I do not do business in my native state of California and have never ventured into such a niche I would appreciate it if someone could give me a sample short sale contract for the state of California.

@Alma Bagaoisan I have found success in the 43607 and 43608 because of having the right team as well as utilizing creative financing.

Hello there Alma, 

I have been building a significant portfolio for a 22-year-old California native in Toledo for the last year. The opportunities for creative financing are incredible in this city seeing as there are strong lease option and land contract demand, (tenant buyers are extremely well versed in the trades and are willing to put in massive sweat equity.)  and Toledo is not as hot of a market as let's say Columbus or Indianapolis. You have more negotiation power with sellers to accept terms or lowball offers. Hope this helps.

Hi there, 

I recently joined Surplus Funds Mastery because I too had been interested by the strategy. 

Utilizing the same data, skiptracing and marketing techniques I've been using for my virtual wholesaling business I was able to get two contracts signed for surplus funds recovery in as little as one week in the program. 

I am waiting of course for the entire proof of concept to be actualized but I think it is best to go into it with an open mind just as you would with wholesaling or creative financing.

I have bought a portfolio in Toledo of deeply discounted single family homes and duplexes raising funds from friends and family and I have been very happy with the returns I have been able to provide to them versus their 401k or CD's.

Flying to Detroit today, Flying back from Cleveland on Sunday.

As I leave the laptop comfort behind and venture beyond operating virtually I wanted to revisit the power of having a positive mindset.

Waking up stressed and sick this morning I thought in my head that I was going to hate spending a week away from the warm California sun and instead drive across blighted areas in the midwest.

I thought of the redevelopment projects that are in progress or in the works and the possibilities of being screwed by various subcontractors.

I thought of visiting tenants that have been late on rents and unresponsive in the midst of my previous property management company collapsing due to corruption.

Then I revisited my big why and immediately I was overcome with joy. I then wrote down what came to me.

"I am going to have an amazing week having the privilege to continue on my quest of achieving generational wealth through real estate in my twenties and beyond. I'm utilizing my youth, stamina and unfettered optimism to uncover the greatest off-market opportunities in Ohio, liberate distressed sellers from liabilities, give buyers and partners exceptional returns, and be apart of revitalizing communities one property at a time"
