@Joe S. Wow your so right I was so focused on building relationships with investors outside my market when I have a whole market outside my door. I just never focused on NYC market cause I felt like it was too saturated but I completely forgot the connections I can acquire here thank you

@Joe S. Oh I completely understand about that sellers typically don't know to ask. However I feel like finding an undervalued house in distress where it's been on MLS for sometime may be a better start for me as I can follow the dual agency strategy and also connect with agents and fully understand their market more and maybe even get deals off them in the future

Hello I’m based in NYC. I have been studying wholesale for a few and I’d rest and the concept of it. I look at markets outside of New York however close to it. I have a notebook dedicated to cash buyers and distressed properties I’ve looked at and willing to attack. My first offer an agent asked for PROOF OF FUNDS. I’m not in the proper position and would like to know how can I obtain proof of funds from either lenders, private money investors etc.. also if you know any please contact me or comment. Proof of funds whether it’s hard or soft approval has been a huge challenge for me
