@Kyle J. Yes all 4 units have been there over a year so can't tell hem to leave. I have read and am somewhat familiar with California and L.A rent control. Any recommendations on landlord tenant attorneys in socal?

Ah okay thanks for the input Nathan. I just didn't know if because of Covid or it being California I could not evict them. And yes I want all of them out asap. They're the kind of tenants nobody wants as a landlord 

Hey Biggerpockets guys... so I bought a 4plex in California a couple months ago and inherited 4 unfavorable tenants to put it nicely. So they didn't have any form of lease or contract so when I took over I had leases for them to sign. And only tenant #1 has signed the lease. The other 3 refuse to sign. Tenants # 3 and 4 have been paying rent. Tenant 2 has not. My property manager says we can't force them to sign but we can't evict them either. How is this possible? Also code enforcement has given numerous citations to previous owner for trash on the property. How can I enforce tenants to keep the property clean. Everytime I go there's alot of trash. please, any inputs or suggestions welcomed.

Ahh thanks for that view. Yes I have been talking to a couple people and yes I know once tenants find out I'm the owner I might get asked more things but im willing to deal with that. I would only live there a year and them but a SFH and do the BRRR strategy.

Thank you, yes I do tend to see a few of those lazy posts, that's why I want to be as specific as possible. The buying a 4plex and living in one is what I have been leaning more towards to. And its been 6 years of savings, not really an amazing paying job, just the norm I guess. There is an abundance of "experts" with forecasts of where real estate is headed and they contradict each other so its hard to know what to believe.
