Hi there!

My partner and I just put a property under contract in KC and we're planning on BRRRR'ing it. The rehab is only going to take about 6 weeks and we want to pull our money out ASAP (i.e. we don't want to wait for 6 months of "seasoning"). Does anyone have a recommendation for an excellent mortgage broker, preferably one that has experience with delayed financing? Any help would be much appreciated.

Hey BP, I'm reaching out for some help with lender referrals. My business partner and I are pursuing the BRRRR strategy in KCMO and Indianapolis. We're purchasing SFR's and small MFR's all cash and don't want to wait out the traditional 6-12 month "seasoning" period to refinance. Anyone out there have experience with portfolio lenders or local KC/Indy banks that offer cash out refinancing? Any other advice you can provide on the topic would be much appreciated as well. Thanks.

@Eddie Werner, thank you for taking the time to reply. This is exactly what I was looking for. Are there specific neighborhoods in Pittsburgh that you would focus on? I’d like to purchase in an area with a higher quality tenant pool, even if that means slightly lower returns.

@Tony Castronovo , huge thanks for taking the time to send such a thoughtful reply. A lot of gems in there. I particularly like your advice about finding solid base hits, as opposed to home runs. It’s generally in my nature to “go big or go home” and I can see how that could easily get me in over my head before I’m properly prepared.
