I'm a newer investor, one househack/rehab but I am looking to start my flipping journey. Would you recommend this course for someone on the newer side? I've watched a lot of his youtube/podcasts/etc and love his approach to these thigns. Also, if you don't mind... what is the cost of this? You can DM or speak in generalities too (<$5k, <$10k, etc)

When I looked into it I was shocked that it was 10k+ for the low end course. I spoke to a woman who was very sales oriented. She clearly wrote down what I said and then would ask me questions about it again. It felt very cult like and put me off massively. Questions like who are you doing this for? And tell me about your family? I’m an architect so it’s not like I don’t know a lot about construction. It felt like the person I was talking was reading off a scrip as opposed to listening to what I was saying. His material online is great but that whole sales call was awful and felt like a waste of time. The guy also operates a lot of business. So I don’t know how he can have the time for everything. 

I’ve actually found chat GPT to be super helpful the past few days when you ask it very detailed questions.

 There should be an ETHOS and Bill of Rights for real estate investing. 

1st Amendment - You have a right not to be guru'd! 

 Agreed @Nate Marshall - I chose the "guru" route to level-up my portfolio, brrrrr stopped working for me as frequently and since becoming a mom, I didn't feel as comfortable flying to locations where I could get the 1% rule so I've transitioned to flipping and enrolled in a course so I can be competitive in a HCOL city

Lastly, though I'm not an influencer, I do enjoy sharing my projects on social media (like most people who take pride in their work). Feel free to dm me directly with any questions as I'm a human being too. Doing real estate; Not an anonymous person on the internet that you can appoint titles or assumptions. Best.

I've enjoyed his content and practical advice - can anyone share their experience with his course? I'm especially intrigued with the Office Hours, and that he apparently personally coaches you through RE strategies/challenges. I've build a decent portfolio thus far (via BRRRR) but looking to be more competitive in HCOL area and increase the velocity of my returns. Feedback?

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $75,000
Cash invested: $20,000

Purchased off market fixer that was adjacent to one of my other properties - property had sat vacant for over 15 mos., seller was a tired landlord who no longer wanted to deal with an insurance claim to receive funds for tenant damage. Purchase of the property included a 7 mos. escrow and the removal of several tax liens.

What made you interested in investing in this type of deal?

This property was near another one of my properties and was in need of securing from vagrants.

How did you find this deal and how did you negotiate it?

I looked up the mailing address on county records and back searched the address until it lead me to the owner - I approached the owner at their business and asked if they'd like me to secure the property or wanted to sell it to me.

How did you finance this deal?

Hard money!

How did you add value to the deal?

Replaced all systems (HVAC, hot water heater, plumbing), new kitchen, new bathroom ,exterior and interior paint as well as landscaping.

What was the outcome?

Property appraised for $160,000! Was leased $400 over my projections in under 4 days.

Lessons learned? Challenges?

Patience! We were in escrow so long I almost forgot this deal was happening. The seller was embarassed about tax liens but kindness and patience were rewarded.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Certain Lending (Tm Fazio), The Home Company Co., Property Management (Gina Palmer, Owner)
