Hi, 
I am new to Ohio realestate market. I spent a good couple of weeks going around Delaware County New Albany, Westerville, New California areas. I really dont see any good multi-family that i can buy off-market. If anyone one here can help me get the deal i am very much interested and can meet for coffee to discuss.

goal: ideally atleast 4-plex ( will settle for a good duplex). School ranking >6( negotiable ), property not older than 1967. Dont mind some work to be put into the property or the tenants :).


Love: Drop and Swap/ Seller financing (36-48 months, ideally around 10% down).

I agree, the material price is sky high. I actually reached out to 6 builders who were into mdf in se-Michigan. The response has been lukewarm. @Drew Sygit, was asking, what is something special I am bringing to the table.. tbh pretty much nothing more than average 30 year old investor willing to working lots of hours on the project.

Thank you @Yoann Dorat @Stewart Beal. But do you think its a good time to eye on vacant land and acquire it or you think price of land will remain same adjusting to inflation in next year or so?

Over the last 6-8 months, i been really trying to jump into a new construction of mfh. I have invested passive and active on duplex/4-plex. I really to want to switch to from new construction on multifamily here in Michigan. The goal is to make good affordable apartment in a good city. Any contractors who are willing to work with me?
