Hey Scott! Duplexes can go for at least $400k-800k depending on location and condition..

I will go with a few investor minded agents in the area.

I would love Ohio prices with Miami appreciation and quality!

Hey everybody!

Thanks in advance for any feedback.

Due to where we are in the market currently, I'd like to begin sending out LOIs to get a feel of the market.

I have 500k available and looking for a small multi-family in good location east of I-95, Hollywood down to South Miami.

How should i go about it? Get a buyer's agent to submit offers or send LOI's myself directly to the sellers agent?

All help, tips, and recommendations are truly appreciated!

Hello all! Thank you in advance for your help!

Do we have here or can anyone recommend a good mortgage broker for the south Florida area?

a little about my situation:

I'm located in Miami, looking to buy my first duplex in the south Florida area at around the $400k price point.

Since I'm only 23 years old and I'm not yet "lendable" in order to get a mortgage on my name. (Debt/income ratio and job history are my main issues, credit is great).

The plan is to purchase the property by partnering with my father who owns a couple of properties in south Florida under an LLC, then purchase the duplex under the LLC as well.

The question is, if my father and I are shareholders in the LLC, would we be able to get a mortgage with reasonable rates? (My father does not work/live in America and his credit is average).

Appreciate your help!

Hello everybody! thanks in advance for reading and responding! 
I was looking to move to live in the Miami area this month but its postponed due to the virus..

The plan was to find a job with a property management company and although the plan hasn't changed only postponed, my question is are these companies still working ( i guess they are ) but are they hiring as normal. Thing is i am concerned to move considering the fact that millions are unemployed and finding a job in the Real estate industry might be tough.. I'm happy to listen to your thoughts!

Hey guys thanks in advance for anyone who reply's :)
My question is - if i buy a property lets say its worth today 100k with a 75k mortgage, and the market crashes next year, and the property is now worth 75k. Will i be able to refinance the mortgage since the value of my property has changed? Is that something that lenders will do? After all it is the banks interest that i will pay my mortgage..
