I have a single-family rental in Orange County, CA. It was my primary home before I moved to Colorado. The current tenant (my first) is moving out soon. I originally listed it with a real estate agent but managed everything else myself. This time, I’m considering handling the entire process—listing, marketing, showings, tenant screening—from out of state to save on fees.

The reason? Last time, I was hit with an unexpected charge for the tenant’s agent, and I’d really like to avoid that again.

My question: How realistic is it to market, show, screen, and lease a property when you’re not local? What challenges should I expect, and what strategies have worked for you if you’ve done this successfully?

(For context, I’m not worried about California landlord/tenant laws—I’m a CA-licensed attorney and comfortable navigating those. Also, I manage a mid-term rental in Colorado.)

I am still new to RE investing. I have a SFR in Orange County, CA, which cash flows about $1,000 monthly. I also have my primary residence, which has a basement apartment (shared main entrance) that I rent out as a mid-term furnished rental.

I have approx. $60,0000 I want to invest. I want to make as much money as possible in 4-5 years. My goal for 4-5 years is to sell my current residence, and any additional CO properties I may purchase. Buy a small place in CO, and buy a place in Europe. I will live in CO and Europe. I will rent out the property in Europe when I am not there. 

If I invest in RE, I want the property to cash flow at least $200 per month, which has proven difficult to find in Fort Collins and surrounding areas. I plan to self-manage. 

Another option is to build out a separate entrance to my basement apartment and charge more for rent, and I think it would increase the house's value as a whole.

Hello,

I’ve been involved in real estate investing for about a year now, so I’m still relatively new to the game. Currently, I have two single-family homes: one in Orange County, CA, which generates excellent cash flow, and another in Fort Collins, CO, where I live and rent out the basement apartment as a furnished mid-term. As an attorney by profession, my legal background has been a valuable asset in navigating contracts and regulations, and I’ve successfully self-managed my properties.

Now, I’m looking for my next investment—a single-family home in Fort Collins, ideally to rent to college students—and I’m interested in partnering with someone who shares the same goals.
