Good day everyone. I am seeking advice from anyone who has been through subject tos. I landed my first deal and it's a subject to, I got the deed in a trust recorded at the courthouse and I also have the agreement with the seller(wholesaler). I am currently waiting on the authorization from the owner and will draft a POA for the original owner to sign. Is anyone experienced with subject to deals and what are the necessary steps to take to cover myself?

@Bjorik Mutize Thanks for replying. Yes I am. I will see if I can get an agent. I spoke to one. She's a part time real estate agent with little experience. I am also focusing on multi family units since I plan to live and rent the other units out.  I will like to stay in contact with you if just in case I have any question. That's if you don't mind

Again. Thank you for your reply.

I have been educating myself but every time i try to make a move, it just seems like i am not doing anything. I am trying to do the house hacking strategy. i have a good credit and a little bit of money to start. The bank already pre-approved me. I have been looking at sites like zillow, trulia, realtor but have not seen anything spectacular. Did anyone go through this and what did you do to keep the ball rolling?

@Cindy Veit I live in the Fayetteville area. I will like to find deals for you. I am willing to put all the work in. I do not have experience in real estate but I am determined to get up there.

I recently attended a real estate education workshop, and I have decided to be an investor. I feel like I should exhaust all my resources before I pay a huge sum of money  for real estate education. I know it is not going to be easy but I am ready for it. I have been reading and researching on how to be an investor. What is one advice anyone can give to starters?
