I have located a vacant property that has property management papers taped up in the windows but it is not listed as a foreclosure with the County Trustee. What does this mean? It appears the owner is elderly and no longer living in it. Is there a potential short sale deal I could put together here?

As tough as it is to do HML take-outs these days, someone should set up a P2P solely for that specific purpose.

Post: Top to bottom exterior crack - Problem?

I looked at a house yesterday that has an exterior crack in the stucco from the top of the house down to the foundation. It's on the exterior side of the house and begins in the middle of the house where the roof peaks. It extends down into a attic vent and then goes off to the side a bit, down to a kitchen window, around the window and then on down to the ground. The house is 66 years old. Is this a major concern or just a little settling and a stucco crack that shouldn't be a concern? I'm looking at a house that has had obvious water issues in the basement in the past. It would be a rehab/rental. It's a 1,000 sq ft house. Obviously, I want to spend the absolute least on this project but I also want to alleviate the problem. In my situation, would you do a french drain, a sump pump, a dig & seal, or all three? I'm sure prices differ across the country, but can you give me a ballpark figure of what I would be looking at?

I'm in a similar boat Bryan. I have my license in Colorado but it's expired. I am seriously considering it for MLS access and so I can see the properties and make offers in a more timely fashion. The last Realtor I spoke with said she would call me the next day. It's been a week and im still waiting. I had let her know that I have money place. That blows my mind. How do people keep their business running like that? If I had already reinstated my license, I would have walked it and possibly made an offer last week. I have a full-time job and am not interested in selling real estate. I'm interested in input for everyone else on this. If you think I should do this, what do you recommend me to do in order to find a broker to hang my license with? Obviously, desk fees would be a waste of money for me.
