Have you considered something more passive such as multifamily syndication  ? You can get alot more bang for your buck even in Ohio jsut working with a skilled operator 


That sounds very interesting, what kind of ROI would something like that bring?

Generally, the west side of town has a lot of the nicest areas.  There are a lot of new developments in both the North West and South West.  East Bakersfield and Oildale are older and have a lot of class C or lower areas. But there are many good rental neighborhoods.  There are decent pockets all around Bakersfield so it could make sense to spend a couple of days driving around town and getting a lay of the land. 

There has been large growth in the "logistics" industry and it looks like this will continue.

 Awesome thanks so much! That really helps narrow down my search area. And yeah that's a great idea, I'll make some time to head down to Bakersfield to check out the area. I currently live in Hollister.

Rookie here, looking to start with a small multifamily or single family in Bakersfield CA. What areas should I avoid and what areas are A or B neighborhoods? Anything else to consider? Any business moving into the area? I'm excited to get started! Thanks for any insight.
