Cool story about owning property near the U, I have family friends who owned a few there and were contacted about their property. They were offered fair market value to purchase and they turned down, they countered with 25% over, declined, then 50% over, then double... turns out it was a developer and they were the last lot needed before all the homes would get razed and turned into a massive apartment complex. 

Money better spent in your pockets than the U. The secret about colleges is they're actually landlords:)

@Kyle Dahlstrom I use Flagship Bank. they do a lot of RE, check out their site, they advertise how they like to work with investors.

Stating that just because the schools are lower and income in the area is lower does not exactly reflect to poor tenants. You'll read story after story on here of tenants that a LL may have a pre-conceived notions about. I believe, a quality product will attract a quality tenant. This is a relationship business and if you treat other well and respectfully, then run your management as a business, you will do well in the long run. Is this area in the path of progression? Could be a good play! Read the cities development plan and see!

I think it's city to city. Many of those towns exist because several large employers are there. So it could be very stable would be my assumption. Assumed because many of those companies are ag based and have to stay near the product. Ag or resource based. So your tenants would be there a long, hopefully!
