@Jenny Bayless thanks for your insight. I may be able to get enough cash through various sources to cover a 20% down on a conventional loan and still be able to rehab. I am thinking that having my realtor license will help give some income even if I break even on the rehab. Or I can use a smaller profit to role back in to the next one.

I’d prefer to find houses with unfinished basements. I built a house in 2017 and sold in 2020 with 6 figure profits after finishing the basement myself for only $24k.

Or a property that I can add an ADU to. With my consume toon background this would be simple.

I think I have the money figured out, but the question now is finding those off market properties or bank owned stuff. I don’t have enough cash to buy outright though.

@Jenny Bayless I live in Colorado Springs. I worked for a GC doing remodels, additions, detached garages and new construction residential. I have had my realtor license for 1 year and am looking to start my own real estate portfolio. At first, I will do 90% of the rehabs myself as i enjoy working with my hands and DIY. Eventually I want to BRRRR.

I currently have a hard money lender, but they won't lend to the majority of properties in the MLS. Just isn't enough equity. Where do you find your properties?

How do I find financing and off market properties. Inventory is so low here including foreclosures that good deals are hard to come by.

I am starting out in Colorado Springs. I am interested in flips and BRRRR. I have a background in property insurance, diy, and residential new construction and remodel. I am also a licensed realtor in Colorado.

Instead of going to work for someone else again, I am ready to be my own boss. The market here is crazy hot with low inventory. But there is plenty of opportunities to flip here. But I need funding! I’d like to do foreclosures eventually but I don’t have cash. I also don’t have enough cash for 20% down AND the rehab costs. Still searching for funding.

Any guidance would be helpful!

Hello everyone!

I am new to flipping! I am looking to make connections and get advice for my first property. I used to work for a GC in Colorado Springs for the last two years as a Super/PM. I have had my real estate license for a little over a year. I love projects and working with my hands!

I am ready for my first flip, but am not sure who to get in touch with about funds. And recommendations or connections in Colorado Springs?
