@Adam Triplett do NOT rely on programs or others to screen applicants for you - until YOU understand the screening process!

How else will you know if you can trust them or they're screwing you?

Thank you. Yes, that’s essentially my underlying question. I didn’t know if one was more thorough than others, etc.. I’m very new to all this so I’ve no idea how to run someone’s credit, or even the legality of it all. Finding eviction and late rent payment history, if any, I’m not really sure where to start.

One thing I’m forever sure about, is always trust your gut. When I began this entire renting out my property, I hired a rental agency, as my work schedule is very all over the place. I didn’t think I had time to manage both, given I had to learn a LOOOOT in managing a rental. The company approved the first tenant who had been god awful. The problem is I never met them and even they originally said he seems off, but after 2 months of it sitting vacant, they went ahead and said “hes probably ok now” and let him in. I didn’t know better so I said “I trust you.” If I would’ve had control, I wouldn’t have had to replace my entire downstairs flooring in one month of them living there 😐

Lesson learned. So here I am turning over every stone possible to learn as much as I can, to prevent a similar catastrophe.

Thank you all for any tips and advice!

I shall look those up. I greatly appreciate any and all help

Hello all. I'm just now starting the landlord adventure. Trying to learn everything on the go but man oh man i should've attempted to split an atom, haha. I began by listing my property on zillow property manager given its large reach. I've been reading many opinions on zillows applications vs turbo tenant, rentredi, etc.. It feels as though while the zillow application is cheaper, it sounds as if its lacking vs most of the others. Can anyone explain what zillows application is lacking and if I can do the rest of the background screening research on my own or should i just opt for the more expensive applications and let them handle all the background stuff? I don't wanna run people away by asking for $50 app fee but should i simply trust the process?

Also, once the application is settled, what are the next steps? Sending out and going over the lease if they are accepted? Im thinking i don't need a management software app/site yet, as i only have 1 property thus far. I have the lease and can make a spreadsheet for payment stuff. I only wonder about which site/app to use right now since it seems every place has a different application and how far each one dives into the individual.

Hope im explaining this all well. Any advice is much appreciated. What a fantastic site this is, to learn from.

Can somebody provide an editable latest version of NC Realtors Lease agreement 410-T and 440-T ASAP?? I can't find it anywhere.

Did you ever find any? I’m looking for the same. I found a 410-T but it’s from 2019

Ive been searching for a fillable/editable pdf version of 410-T lease agreement form. Closest I can find is a 2019 version. I found a 2022 regular pdf (non fillable) but was hoping to find a current fillable version. Thought about trying to convert a regular pdf to fillable but I've never tried that and have zero clue how, or if its even possible. Any help or guidance on where to find one is much appreciated.
