Thank you. Yes, that’s essentially my underlying question. I didn’t know if one was more thorough than others, etc.. I’m very new to all this so I’ve no idea how to run someone’s credit, or even the legality of it all. Finding eviction and late rent payment history, if any, I’m not really sure where to start.
One thing I’m forever sure about, is always trust your gut. When I began this entire renting out my property, I hired a rental agency, as my work schedule is very all over the place. I didn’t think I had time to manage both, given I had to learn a LOOOOT in managing a rental. The company approved the first tenant who had been god awful. The problem is I never met them and even they originally said he seems off, but after 2 months of it sitting vacant, they went ahead and said “hes probably ok now” and let him in. I didn’t know better so I said “I trust you.” If I would’ve had control, I wouldn’t have had to replace my entire downstairs flooring in one month of them living there 😐
Lesson learned. So here I am turning over every stone possible to learn as much as I can, to prevent a similar catastrophe.
