Memphis Cashflow is currently offering seller financing on all of their inventory. The terms are very favorable vs conventional financing, and essentially bridges the gap between today's high rate environment and a future low rate environment where permanent financing makes more sense. 

The terms are 5.99% interest only for 5 years, with a 20% down payment and a 5% fee of the loan amount paid at closing. There is no appraisal requirement, no prepayment penalties, and the approval and closing process is extremely quick and easy.
