Hey everybody! I'm just posting to keep myself honest and accountable. I sent out my first direct mail campaign for vacant land last Saturday and on Monday I received my first call! 

It didn't turn into a deal, but it's a step in the right direction. (Which is getting over the analysis paralysis) I'll be trying to improve on building rapport over the phone and seeking out that first deal. Thanks for the help everyone!

@Adam Harrison Hey Adam, cool name! I just listened to the podcast show 39 twice today and I'm trying to wrap my mind around land flipping. 

I was wondering what steps do you take in when it comes to due diligence? If you don't mind sharing of course. For example, I understand that for a residence you would have the home inspected to ensure that the structure is sound, but I'm not sure what I should "watch out for," when it comes to raw land? Thanks in advance!

Hey everybody. I’m brand new trying to learn as much as possible. Ive been listening to the BiggerPockets Podcast while at work and just listened to #17. Mr. Brown mentions knowing the market you are investing in and I have some follow-up questions for anybody that can help out.

I live in a state that I’m not sure is conducive to buy-and-hold investments. However, I can’t know for sure because I don’t know how to analyze a market.

So, my question is what numbers are you looking at to determine the feasibility of a market for buy-and-hold and flips? And how are you interpreting those numbers to make a decision on if and how to invest in that market? Thanks for the help in advance!
