@Kevin Sobilo Panel has signs of arcing and is a brand that no longer exists due to fire hazard issues (Zinsco). Needs to be replaced for sure.

Hello All,

I have had an account for a while but getting back on, now a pro member and currently counting down the days for first property. It will be a duplex in downtown Tempe and I will be living in half. I am looking to chat with a CPA as soon as possible. I have currently set up a separate bank account for the property to track all income and expenses. Setting up rentredi account but already have a tenant lined up for a year lease.

Hello All,

I have an few opportunities I need some advice on and also options for financing. 

1. I have a plot of land that I would like to buy. I currently live in a 5th wheel and it has RV hook up installed. The current owner has land leased out that would bring in income to pay for monthly...Mortgage? not sure what you might call that because it doesn't have a house on it. It has a barn and few sheds. I would work with the people leasing and would be open to leasing while living there. The owner said I could get further info/contact the lease's upon offer. 


2. I have found an unfinished house I would like to take lead on finishing but would need financing for this as well. The property is right on the lake.

End of the day I am looking for help/advice on financing and on the house side of things would be open to partnering or even transferring the opportunity.

Hi all,

I am looking for advice on finding tenants. Previously while rent hacking in Vermont I would just use craigslist and facebook to find people to rent out rooms. This would be fairly quick to get responses and could pretty much narrow down to a few in a week and have one within the week of posting. I am moving to Arizona and will be looking to house hack there. I am somewhat concerned about timeline on getting quality tenants that would be interested in rooms not a full unit to themselves. I would like to find tenants that are "professionals" with full time jobs that aren't minimum wage (nothing against these people just want more security). I feel I could still use craigslist and facebook and just do more extensive/strict screenings but I think this would cut the number of tenants down severely.  

I will most likely be out of state when I start the tenant search as I am currently in Texas. What would the best way to advertise...websites, companies, organizations etc... What methods should be used to screen. I figure credit check, personal reference, work check (pay stub). Any things I missed? 

Also any East Valley phoenix people feel free to reach out with recommendations on the area, what areas to look into, future projects there, or just want to have another connection for phoenix area!

I have done some reading and based on what I have read metro areas seem to be out of the picture for BRRRR or so it seems. With the market trends exponentially growing right now is this the case for Phoenix area. I'm specifically looking into Gilbert, Chandler, Mesa, and Guadalupe. I am from NY, i recently was stationed in Dallas Texas and will be moving to Phoenix in less than a year. I dont have the best knowledge of these areas and am just starting to look into the markets. Anyone that can provide any info to the markets, where to look and not look, and what areas are "hot" that would be greatly appreciated!!!

To all that have responded thank you so much. I refinanced my loans a few months back. Interest is about 3.1%. Federal loans are currently interest free thanks to covid relief but I believe that is coming to an end soon. the location that I will be looking into really will depend on where the next jobs integration facility is. I will speak to my boss this week and see if he has a good idea of a radius this could be in. Per diem in Phoenix is 159 a day. Coming to about 1k a week. Which can easily cover monthly expenses for housing. This is not taxed and from my understanding does not show as income. I am not sure how this would impact DTI. Im sure this is something that would be discussed with lender.

Hello all,

A little background, I have recently graduated college (1 year ago) and have been working as a mechanical engineer now for about 8.5 months. I am currently living in Texas. This is temporary and it is per-diem life (no rent or car payments) and the job will be finishing up in February to April. Our next job is going to be in Phoenix Arizona and will last between 3-5 years. This will also be per-diem life but If I get my own place there I will also get housing per diem not just food like I am now (living with boss currently). 


So my question is, I have about 100k in school loans, should I save every dollar I can to put towards down payment and renovations (just do minimum payments for loan) for when I get to Arizona and buy house...or should I look into what the market is, how much the house will be, and kind of budget a way of saving just enough to have x$ for renovations and nonpayment and try to cut down on my loans as much as possible. 


My thoughts on this are leaning towards save as much and continue with minimum payment, it is not going to be long enough to make a huge dent in my loans. But I am open to other viewpoints on this.
