Thank you @Anthony Vicino for your reply! I tried to google and go through forums to find a good formula example. But I could not find a exact example. Do you have any where you recommend me look to find a example of how to set it up? Again thank you for your response!

I am under contract on a quadplex that only has 2 water meters. The owner was just paying the water/sewer which was about $130 a month. I want to sub meter the water and sewer so that the tenants can pay for their own and increase my return. I wanted to see if anyone had any experience with this. I found a couple companies that were recommended in other forums but they only do it for bigger units. Thank you in advance for any advice!

Hey everyone I have a question for you all. I am looking at a off market triplex to BRRRR. This would be my 3 property to BRRRR. However, trying to determine the ARV for this one has been pretty difficult. Most of the surrounding property are not as renovated as I will make this property. And so it is hard to compare near by property. I have a property that is 3.8 miles from this one that I just finished the refinance and it was $93 a sq/ft. So, I guess my question is do I move out farther and find "nicer" properties to compare to?

I am not sure if I worded that well but thank you everyone for your help!

I have my zoned in on Calhoun county specifically the oxford/anniston area in Alabama to begin investing. I have a line of credit lined up and a real estate agent to use. However, the last thing I am needed is a good contractor to do the rehabs. Does anyone have a good recommendation.

@Cassi Justiz thank you for your reply. I was a little concerned with this. The house is a 3/1 so I thought I might be able to add another bedroom and make it a 3/2 and that would probably get the price closer to 60k. The house has been well updated other then that.

Hey BP a family friend has offered to sell me his rental house. It rents for $600 and he is asking $60,000, so not bad. But I think the house is worth closer to $50,000. I do really like the house and would love to get it because I think it would cash flow. So I have been trying to think of ways to make the deal better for me without going down on the price. The house comes with a pretty big backyard so I had a thought about putting a Mobile home in the backyard to add more value and cash flow. Does anyone have any experience with this or does anyone have another idea to make the deal better. Thank you in advance everyone
