I have since found You can not borrow any part of the down payment using the VA loan; if you do without disclosing such it is criminal mortgage fraud. In any case, nobody with any knowledge would participate with you as either a lender or partner because they would be running afoul of consumer finance, residential mortgage and homestead laws and regulations, thereby subjecting themselves to fines, penalties and loss of collateral and principal.

Hey BP, Ive got an offer in on a 4plex. I will be using my VA loan (very attractive terms) but the total loan amount goes over the VA zero down allotment. VA will still finance the rest but need a downpayment. I didn't have enough cash for the down payment so I was thinking of bringing in a partner or two. How would you/have you structure the equity partnerships, percentage wise, and anything else I'm not thinking of?

Thanks Jack,  my wife and I are originally from Wisconsin.  moved out here 11 years ago when I joined the Navy.  I know you're enjoying Mad Town!  I was thinking these are pretty good terms for me.  and the management isn't even falling on my shoulders.

thanks jack Medford. Good to hear from a fellow Scony! Deal is structured so that I am qualifying with my VA loan (very desirable terms) and my other two partners are halving the cash to close. The initial discussion was 33-33-33. So I bring no cash to close.

Im trying to get into a 4plex in the San Diego area.  I don't have a lot of cash on hand so may be exploring equity partnerships as a way to come up with the down payment.  How are you all structuring your equity partnerships deals?  cheers

I'm curious as to what strategies you all have used to payback private money investors of a hold property if you were unable to refinance the property before the loan came due.

thanks for the reply. If I cash out refinanced both homes up to the 70% LTV it would get me about $100k.
