I’m also located in the Chicago area. I’m looking for a GC who can help me rehab single family homes. Are there any Chicago GCs that you’ll recommend? And where do I find real estate meetups?

Does anybody know where I could find a potential GC? Is there any good websites or apps? I used the app thumbtack in the past but the list of GCs on that app is very small.

Does anybody have any advice on what to put on a contract when hiring a GC?

How do you discuss an end date or how to fix and flip a property with a GC as a investor?

I have hired a GC in the past and that particular GC took a very long time to finish the project. For my next project I want to make sure it goes smoothly. I’ll take any advice on what to do and don’t do or what to look for when hiring a GC.

My First property had squatters so I had to go to court to evict them. But if the people living in the property were previous homeowners the auction will give them a date to move out? Would I still have to do the Eviction process if they don't move out? or could I just contact a sheriff?

what is the fastest way to evict somebody from a foreclosed house? I've been told Cash for keys is a good method but how do you go about doing that? and if there's any other better method out there?

Does anybody know if investment gains from an house flip is stilled taxed if put into a HYSA (high yield savings account)?
Can a HYSA work the same as doing 1032 Exchange?

I have found many good contractors on thumbtack which is a contractor app. But I suggest hiring a General contractor. You might not need a GC but GCs are usually very well connected with other contractors so you can network through them. I suggest using their service as well so they don’t feel used at least for a project. I love using GCs I have maybe 4 under my belt. They’re great people to have on your team.

I am new to the Real Estate foreclosure world. I have taught myself a bit on how to do TItle search on my own but I am no professional and I am still confused on the Order and Hierarchy of mortgages. If I were to buy a building that is in second mortgage foreclosure. Would I have to worry about the First mortgage (below the Second Mortgage ) or the third mortgage ( Above the Second mortgage )? Also I am a bit confused on. At what point do files matter to me as a buyer is it the date of the mortgage or the date of the foreclosure because I noticed some foreclosures can go on for a long time which gives the property more time to add more liens and such to the record pull? 

Can somebody Explain things I have to look out for and the order/Hierarchy. I live in illinois / Chicago The response doesn't have to be related to my state laws I just need over all Info Basic rule of thumb.
