@Jason Shackleton The 2 conventional lenders I've spoken to would require me to put 25% down and i was told to try a portfolio lender for anything less in this situation...

Hey y'all, I'm in need of a lender for a beach condo that isn't with Fannie or Freddie because of an issue with an HOA yearly budget. I'm based in Nashville. Any suggestions would be greatly appreciated! Thanks!

@Chris Mason Thanks Chris! Yes, in fact I plan on being there several times a year at least. Very interested in that loan program if I can AirBNB with the property. I see on the checklist you sent it says "must not be rental property or a timeshare arrangement"?

Thanks @Nathan Gesner for the response. No I did not explain to them that I was living there. Perhaps they assumed I was an investor.

I'm having trouble finding solid answers about this and would really appreciate y'alls advice here. I just bought a house with a freshly renovated basement apartment complete with a kitchen, etc. My zoning is RS-10 which only allows for a single family, no ADU. I spoke with Codes and they said I can't rent it out as an apartment, if i get caught they'll make me remove the kitchen. So my question is, can I have a roommate live in my basement apartment? Also, should i attempt to re-zone to multifamily? Thanks for your help!

Hey y'all! This is my first time posting, just want to introduce myself. I'm a new agent at Reliant Realty in Nashville. I am also in the music industry, but I've found a new passion in real estate and I'm so excited to get things going. I'm highly interested in investing and looking to connect with all aspects of the industry here in the city.
