Hey Mike

Long time no see! Hope all is well with you. I have not found much(or anything) on MLS since the end of 2019 that hits my target COC return. I find that I continue to tell everyone what I am looking for and more people think of me when they find something. However I believe patience is key in today's market. The guy or gal with a pocket full of cash ready to deploy will capitalize at some point. This hit market won't last forever. If you ever want to talk RE let me know I'd love to grab a beer PState style! Best of luck man.

If the building is in reasonable condition, in a reasonable area and you expect rents/expenses to remain the same, to me this is a no brainer.

So it looks like you’d have a DP of about 60-65k, and net around 18k per year? I’m assuming you will do winter and summer grounds maintenance yourself? If these are truly your only expenses I would do this deal right away.

Dave maybe seek another bank, I am currently doing a cash out refi at 3.75% on a 2 unit. Bank of NH. I do have history with this bank but I don’t believe that plays into the rate.

I’m across the country from you so take my advice with that in mind. Over here 10k won’t get you much if you are looking to use it as your 20% down. What I would do it try to buy a 2-4 unit building and live in it. Trying to get 3.5% -5% down or maybe even 0% if you are a Vet. Manage it, fix it up get it running tip top then move onto something else. Hope it all works out for you man! Good luck 👍

I just did as in depth of a Reno as you can do without tearing down and building new. I did most labor myself with another highly experienced contractor. Hired out electrical plumbing and heating. Two units totaling 1400 Sq ft. I was all in for about 85k for the Reno.

Snow is a big liability here in NH. I own and operate a landscape/snow removal company so I see it from both ends. A lot of my customers use my company to pass on any liability from slip and fall incidents. And at my own buildings we plow shovel ice melt and treat all paved surfaces. I also leave ice melt buckets out for all tenants to use at their discretion. Even though I do all these things as the owner, I make sure to outline in my lease that it is the tenants responsibility to create a safe path from their unit to their vehicle. We also have strict parking guidelines during all snow events to ensure we properly take care of the parking areas.
