Great suggestions. I've changed my initial keywords from "Duplex" and "SFR" over to Oklahoma, Edmond, Adam Roach, and Norman which while I get less hits they are all directly related.

I just wanted to ask everyone what their strategy was on keyword alerts. Recently I've found that I either get too many responses (less relevant) or no hits at all depending on the keyword. 

Any suggestions or things that work for all of you?

Thank you all for the welcome I've been spending quite a bit of time in the forums over the past week and I definitely see a lot of added value in the information and community.

I just wanted to post back in and thank everyone for their input so far. I've just recently joined my local REIC and plan to attend each of the monthly meetings and based on recommendations here put together a list of what I'm looking for in properties as well as stating how important each of these qualities are so an agent would know which ones I would be willing to change based on their recommendations and expertise.

Good Morning Everyone, 

I'm still new to Bigger Pockets and the community and have recently been combing the forums and starting to listen through many of the great pod-casts that seem to be available. One of the main focuses I see repeated both here and in the research I've done in the past is the importance of building a team. So far I have an accountant (myself) and legal council in the form of my partner who is a lawyer in the area. That being said I'm not sure how I should go about selecting a real estate agent or team of real estate agents. Can anyone provide any insight on their experience and things I should avoid when approaching agents? What questions do you suggest I ask etc to vette their ability to work well in the REI industry both for me and hopefully our relationship in the future?

I plan to start with 3 properties per year (Duplexes/SFR) focusing on the markets developed by school systems in my area. (Small families who want a specific district or college age people renting while attending graduate school etc) I'm located in Oklahoma so Oklahoma City, Edmond, Moore, and Stillwater areas are ideal.

Good Morning Everyone,

I just signed up with BP a few days ago and wanted to come here and introduce myself. I'm 26 and recently married and looking into real estate as a way to build wealth for my family. I'm an accounting/finance graduate and working on both my CPA and CFA certifications at this time.

My background is in the mortgage lending industry. About 5 years ago I took a job as a investment analyst for a mortgage servicing company and after 2 years there moved to managing that team for the remaining 5 years. Throughout that time I worked with both real estate and commercial lenders as well as large scale portfolio investors. 

I would like to take the knowledge I have and use that to build a good career within real estate while keeping my current job for the next 5-7 years. Ideally at this time I will be able to do real estate full time if I choose.

I'm interested in both the buy/hold/rent strategy for long term growth as well as the occasional flip (1-3 per year) for additional cash to fund my other strategy.

I've been spending time getting familiar with the forums and some of the knowledge available here as well as looking into my local REI chapter. That being said I'm still working on how to get started and what the minimum preparation I need to have is prior to my first purchase.
