Its a pain to be thorough, but don't get impatient. There have been times I just wanted to rent to somebody because I was sick of showing the place, or being stood up. I also hate denying people. 

What I realized, is the people that are genuinely interested wont hesitate to respond or fill out an application. Try and make the place as appealing as possible. Maybe leave out the "HOA" fee and just include it in the price. Do you provide landscaping, snow removal, and trash pickup? All things to consider.

You can also pre-screen applicants by having them answer questions before even setting up a showing. Most people will stop responding by then. @Steve Vaughan has some really good advice on this.

 Yes! After the first 1-2 showings I started some pre-screening questions. I noticed a lot of people were looking to move in august which just wouldn't work for me. Any suggestions on some other pre screening questions?

And I get what you mean about getting to the point of just wanting to rent it to anyone because of getting tired of showing it. I'm in between moving and preparing for a baby so I'm a bit tired of constantly having to clean the place to get it ready. We've also been eating out almost every meal in an effort not to make the place smell or get dirty

You can rent on Bird Ave with more sf for $2100. You have nicer finishes but for a rental might be over kill. Tim Thanks for taking the time to respond. I may have written that incorrectly. The HOA fee I'm talking about is the application fee the HOA takes when running the background check and credit check, not the actually monthly dues. How should I tackle this one time $100 application fee?

In regards to price, like I mentioned I sat down with a realtor friend that has been in the area for many years. I brought up the same concern about price but she mentioned how just being on this side of the road increases prices drastically. She also gave me some comps of similar units that rented for $2850 but didn't have nearly the same finishes mine has or the outdoor space. The unit next to mine, which looked to have not been updated since the 90s rented for $2500. I was hoping to land on a middle ground of $2800-$2900. Even if I came down to this I'd still be making a nice profit.

Whats the ultimate sign your listing is too high? Is it lack of showings or lack of applications?

About a year ago I purchased my first home. It was in terrible shape but the price reflected that and we enjoyed spending the 4 months completely remodeling it.

Fast forward to today, we are moving to a new home because of a baby on the way but felt it would be a much better investment to rent it out as with the current market, we’ll make some nice profit.  This was not are original plan but it worked out that way. 

I’ve had the listing now for just under 2 weeks and have had 6-7 showings and 10-12 people reach out to me, some were sent video tours as they were out of town. The price is definitely on the higher end but this was with the guide of a realtor friend who knows the area. Also with the 6-7 showings, no one has brought up price. 

The only issue I have picked up on is that some felt it was smaller than in the pictures. I’ll agree the pictures were professionally taken by my wife, and they look amazing. Could these pictures possibly be drawing in people with higher expectations and then have them disappointed when actually touring?

We also are currently showing the place with our furniture, see below listing. Would we be better off taking it all out? Some have actually asked if it was staged, our thought process was it would give an idea to others on how to make use of the small space.

And finally, what should my follow up process be? We have an HOA so I've been handing out that application and telling them to get it back to me right away. I haven't had anyone sign it in person as thats something I myself would ever do. Most will tell me they'll have it next day and then after a follow up, they've changed their mind. I have even told some that if they return it same day, I'll take the $100 hoa fee of first months rent but no bites.
