Hey Chris, I'm an investor in Seguin. Lets meet up!

What's the verdict on this Chris Arciga fella? He's reaching out to me now. He's awful pushy.

Are those rule of thumb prices still relevant today as they were in 2018? Namely, 2.5k bathroom, 1.25/sqft paint, 2.25/sqft flooring, 1200 kitchen with good cabinets. Thanks!

Generally yes, those prices have stayed pretty accurate for me. Although with Covid I know the cost of materials has been higher so they may need a little temporary adjustment.

Seguin is a great area. Lots of employers and the college. Also a lot of run-off tourism from New Braunfels in tubing season. I do STRs in Seguin and I'm just starting on my first BRRRR.

Just received mine in the mail. Went right in the bin. I went through a very time consuming challenging their appraised value on my first property. They kept arguing for purchase price as opposed to uniform and equal for the neighborhood. Texas is non-disclosure and the notice is voluntary. Bin it!

This is excellent news! Two of my rentals are within Seguin. Thanks for sharing!

That is a very interesting solution! I'm stunned just as the chief appraiser was, but I'm very glad that they were able to get you rolling outside of the application window. Just from my call to Guadalupe County, I don't want to be 100% pessimistic about it, but I'm not hopeful that'll help haha.

You're right on the money! The house just across the street from mine got some subcontractors out front a couple days ago. I went to introduce myself and they told me the story how the owner didn't pull permits and the city came-a-knockin. They apparently fined her pretty good and made her get licensed subs to clean up her work.
