In the next year or so my goal is to eventually do a deal. My idea is I house hack either a multifamily or residential, in addition I would like to run personal training out of a spare room or garage. Is this possible, or recommend? What are the laws in that?

@Scott Jensen yes this its in a Roth IRA. I don't plan on further contributing to the fidelity, just going to leave it alone.....Rather now im going to invest in vanguard VTSAX.

Im readjng short path to wealth, why not my money right in to index funds?

Im Adam im 27 and currently working full time as a strength and conditioning coach. A client of mine recommended I read rich dad poor dad and was an eye-opening experience for me. I realize now that I want to be financially independent!!!

Currently i am working on paying off all debt,

And shooting for at least 50% savings rate.

- When should I invest my for $3,000 Vanguard VTSAX index once I saved it up?

- currently I have $100 in a fidelity Roth IRA. How can i invest this today?
