I've had a really strong response from listing on FB marketplace as well. Especially in the first few days after listing. Tenant quality has been strong too.

How do you guys avoid getting banned from Facebook Marketplace? Are there specific rules to follow?
I have posted but my "Marketplace Account" getting locked out saying it violates " Community Standards"
A couple of rules I have picked up from other posts: no mention of phone numbers, no mention of qualification criteria.  Anything else?

While that is all true, you also need to have a FB Page that's been around for a while. If you have a stale profile, that could help. That's what I used. But if you create a new profile and suddenly start posting a bunch of apts, FB will ban you.

Thank you fo replyign Adam. Yes, it looks like one can post on Facebook only from a seasoned real profile where you have all your friends/ birthdate/need to truthfully state your location and we ultimately did all that....However, when we did it- still got banned within a few days. We received overwhelming response and maybe Facebook throught somethng was wrong with an ad due to so much response....Facebook stated that we have violated ' Community Standards" but its impossible to deduct what went wrong...

Polina, I have had success with a page I had created as an alias - a long time ago. I already had a cc associated with it. I used it for a different business. It turns out that it's been working well for me. It's had many people as friends for years; I don't know any of those people. But I think it only worked because it was such an old profile. We've had trouble with all of our other ones.

the returns may be be a lot better than the smaller properties. Just my opinion!

I understand the mortgage limitation, but how specifically can the returns be " a lot better"? What's an example? I'm asking because every time I look at the economics of larger properties vs smaller, it just doesn't make sense unless one is a syndicator.

THanks!!!

Semi-not great development and solution: We had made a personal page with my manager's first name, his pic, and  "(City) Rentals" as the last night. Facebook Marketplace JUST allowed us to start boosting off of that. We're renting out in 24-48 hrs. Consumers understand it's not the actual person, but they do appreciate that it's his name and it's actually a pic of him. Granted, this is not ideal, but Facebook changes so often, maybe something better will emerge.

I would appreciate if others could post their work-arounds, if any.

I was able to post from my FB Business Page for several months, and then it suddenly stopped. I had pros look into it, and I did not get banned; it just stopped.

I heard that creating a Facebook Community Page could be a workaround for a business. Can anybody confirm this?

Thanks for this. I've had the EXACT same experience. I've heard that creating a FB Community Page instead of a business page could be a work-around. Have you tried that?

I can no longer post apts through my business page and I have not been banned. Have you  experienced anything like this?

did you get an answer? I could post from my business page, and then that stopped. I have not been banned, either.

I have used FB Marketplace to great success over the past number of months for finding tenants. I have always posted listings through two Business pages.

Without warning or notification, that ability was eliminated last week on both pages. Now I can still list, but only through my personal page.

I don't have any indication I was banned, and I did nothing that I can figure to violate the terms of service. Help and their knowledge base was useless.

Does anybody have any idea what might have happened? Does anybody know how I can get a business page to get the ability to make listings?

Thanks!
