I need help/advice, one of my rectal houses (a recent purchase) I am struggling to find a company that will give insurance. The house is a single family residence (currently occupied) in copperas cove tx. I've called every company I can find and get a "no" for an answer. I don't know where to turn or what to do?

Can you/I sell a house before two years and not pay any Capitol gains?

I heard that if you re invest all the money's from a sell back into real estate, if you sell before two years that you are not subject to Capitol gains tax.

Is this true? I thought that you had to wait two years to sell to avoid Capitol gains?

Now obviously I'm talking about a primary residence and not a second home or rental, I'm also aware that there are some exceptions to that two year rule but I'm not talking about those.

I'm talking about buying a house, living in it for say ten months or even one year and then selling and buying another house to live in and not pay Capitol gains. 

Is there truth to this today? Or it's this something that used to be true in the past?

Hello, I am new here and just thought I would start of with asking a couple of questions. Is there anyone here from linn county Oregon? (I am in Lebanon) my wife and I are very close to finishing up the repairs on our house and our plans are to sell and purchase a couple of rentals along with another house that we'll fix up as we live in it with the equity of our sale. My questions are does anyone know who to speak to in person as a start (more importantly who to stay away from) as well as the best way to start a conversation and what is the potentially the best approach to seeing our plans thru? Pros and cons to different approaches? I have listened to a few books and I am really wanting to make a move but am still a little (honestly scared on where to start) unsure on the best way for us to go? To recap I am ultimately trying to find out how to eloquently start conversations with folks that know investing and how to find them? Any and all advice and information that you guys give I thank you in advance.
