Hi Michael,

You have the right idea on where to find the deals. I suggest joining our local REIA here. We typically go through a haves/wants format as well as you being able to make great connections with wholesalers, investors and more.

As to you overpaying be careful due to the recent market skyrocketing you can still easily be misled to overbuy.

@Bill Vogel this varies by state area and contractor connections. We were successful at getting down to $95 sq ft but then materials skyrocketed. A helpful trick I use sometimes is if you are close to a store that sells packages like Menards.com you can guess with some pre done packages a news price less labor and everything else.

@Thomas Welch it can be done but beware what everyone said previously. Also we write up a lease and purchase offer and both contracts are contingent on each other. This allows you to evict easier if needed so they don’t have ownership.

@Tristan Scott Zell is it a second floo, this sounds like a bigger safety issue. Most the time I see this there are cut or busted floor joist.

It's absolutely possible. I usually would stay away from the term seller financing, it tends to give them an instant no reply. Approach it as holding a note and explain the benefits and takes them out of the liability position.
