Anybody in the Nashville area know good numbers for a new build or flip? I’m a new wholesaler looking to get started, I’ve been close to getting a few deals under contract but I’m wondering if my offers are too low for most sellers.

Hi everyone I’m working to get some whole sale deals under contract and have a couple questions: 1. How do you figure out your MAO? I’ve been using 80% of the ARV as my benchmark for deals...it hasn’t been fruitful. 2. Where do you pull comps and more depth info without the MLS? I’ve been using Zillow and the help of an agent to figure out things like when a house is in a flood plain and things like that. How do you do this without the MLS? 3. Any unique strategies or software that might help me close a deal? Any advice helps, even if it doesn’t answer my questions directly. Thanks!

Thanks for the reply Derek! I think you’re right networking is important. I’m just worried I’ll get stuck canceling contracts because I would find a buyer in time. I guess I’ll just be patient and stay consistent on the buyer and seller end.

I’m a new wholesaler in the Nashville TN area. The hardest part seems to be creating my buyers list. Does anyone have any suggestions on how I can quickly build my buyers list so I can start moving properties? Thanks!
