Thanks to everyone that has responded so far, I appreciate the feedback and advice!

@Julian Sage, There were hundreds of reviews, and a lot of 5 stars, which played into my decision to go option 1

@Avery Carl, I got your advice too late! I am finding out you are right, but perhaps not a bad idea to "learn the hard way" as it is the only true way to learn. I'm very curious about how the algo uses cancellation data. That sounds really bad. Based on my analysis, all cancellations done were due to Covid related issues, maybe 1 or 2 where they negotiated with the guests to cancel. I'll keep looking to see if there are any others.

@Chad Hale, As of 8/27, they still aren't:( In fact, I have gotten zero response from AirBnB on any of my requests/issues. Hopefully that turns around soon, or I may have kick the tires on VRBO. 

Update: sorry for the delay, I've been trying to fly the AirBnB plane while building it! I went with Option 1 so far (I assume I can turn that off anytime and start anew) and everything has worked out pretty good so far. I have inherited some below market value bookings, which has been the only major down fall. I'll check back in in a month or so to let you know how things turned out. I assume this is not a unique problem, look forward to adding to the community. 

Hi, I recently purchased a property here in San Diego that was run as an AirBnB. The previous owner has bookings far beyond closing, lots of good reviews for the property and superhost status. Option 1 is I can take over their account, replace all info with my info and run the account as my own. Option two is to block out future listings on previous owners account and add the listings to my current account. The previous owner handed over the account, so everything is kosher with option 1. Curious if there are any pitfalls I'm not seeing or perhaps better approaches.

Post: ADU(s) on Multi-Family Lot

I am looking at an RM1-1 lot in San Diego and it currently has an existing 1125 sqft SFH (6500 sqft lot, 1-unit per 3000 ft). I want to add a another unit plus two ADU's. As I understand it has recently been approved from a state and/or county, but perhaps not city level. Was curious if anyone else has attempted this and what to expect for permitting and build costs. Thanks! Adam
