I've been inside and it's dirty but nothing major that the eyes can see. Easy stuff like paint carpet Some light fixtures etc. Makes me nervous as can be but huge upside potential barring anything severe. No risk no reward right?

Just saw a home that needs some work. Bank owned listed for 53K. The realtor got wind that there are plenty of offers all above asking. Bank owned and it's a really good deal and we are about to write an offer up for 75K all cash. Only scary thing is no contingencies not even inspection. Everything major that we saw looks sound but there are always unknowns. Fixed up it would easily sell for 140 to 150K, rented easily for 1400 as well. 

Am I crazy to go in 23K over asking? I figure a complete nightmare would be 50K to fix  assuming plumbing, electrical and foundation were shot which don't think that's the case based on seeing it.

Hey everyone, questions about Florida real estate market. What are some appreciating areas where you can still get in cheap and get around 8-10 % on your returns? Short term condo rentals seems intriguing. Anyone have any experience?

Hi Everyone,

This is my first post on BiggerPockets, Haven't purchased any properties yet. Just starting out. Read 5 books and have basically been self educating myself.

I put an offer in today on a nice 3 bedroom 2 bath ranch listed at  115K. Only needs cosmetic work, paint carpet and some tiling. Nothing major by the looks of it.

I offered 5K more than the asking because they had so many offers. Is this crazy to anyone?

I figured what the heck is an extra 5 or even 10K over the span of a 30 year loan? I think it will still rent out for 1200-1500 a month. Any suggestions on If i am nuts for offering over asking price?
