Also if you use command, you can search for agents who have done deals or maybe even the most deals in the area you want to buy.  That doesn't always give you perhaps all the requirements you have, but also might be a start.  I figure if they're doing a lot of transaction they gotta be doing something right.

In the KW network I also see people ask for ALC members or BOLD graduates,   If you're going to megacamp, that's a great place to find referral partners.

2. There are a lot of good agents in the Pittsburgh market. my suggestion is if you want the best service from a person who has their finger on the pulse of the real estate Invesment market, you pay them a retainer fee and an hourly fee and a premium commission on the deals that they find you.

3. I can only work with a few dozen serious investors and If I responded to and worked with every out of state investor I could have hunderds. Thats not fair to my serious clients so I choose not to work with everyone.

I think thats your challenge and take my suggestions for what they are worth and get more opinions from other agents.

We're full-time Realtors in San Antonio and have done our fair share of helping investors... both to the closing table and to never never land where we never hear from them again after spending hours of work doing searches and CMAs and property visits haha!
We bash our heads open for investors all the time here. I'm not looking to put any other Realtor through the hoop jumping we sometimes allow ourselves to go through. I have too much respect for other Realtors who may be helping us for me to do that.

I appreciate your thoughts and ideas. I may just have to do my own research...which is fine. I was just hoping to find a solid agent who is a BP member :)

Newish investor here looking to invest for the first time in the Pittsburgh area :)

After speaking with some realtors who messaged me on my first post, I figured out what kind of agent I'm looking for. I'm a realtor myself in SATX, and I REALLY want an agent that helps their clients and runs their business like me. Here's what I'm looking for:
1) Strong social media presence = I want to see you doing your job and helping clients :)
2) Online reviews = I want to read/see/watch/etc. what your clients have said it is like to work with you
3) Solid connections to good lenders and contractors = I would love the names of those people/businesses you recommend so I can research them myself :)
4) Answers to questions = So many people who responded to me from my first post gave me no answers to the questions I asked :(

If that's you, or you know of an agent who fits those four criteria, I would love to send you/them a message!

I'm planning on coming to Pittsburgh in September to meet with professionals, do some boots-on-the-ground research, and visit some potential properties. Our goal is to buy our first investment property in Pittsburgh in Q4 2023 - Q1 2024.

Realtor in San Antonio here, but I am originally from the Pittsburgh area and looking to invest there.
Huge BiggerPockets fan for years :)
My wife and I are interested in purchasing our first investment property by ourselves (currently we're part owners of one property with about 15 other agents) by the end of the year.
I figured now is a good time to start building a "team" to help with this.
Looking for a real estate agent, a contractor, and a property management company/team/person.
I am also looking forward to learning a whole bunch of what I didn't even know I should know :)
