@Christina Carey thank you so much for the feedback.  I already gave your page a follow on facebook and I will reach out to Darrin.  We have a lot of experience in rehabbing and remodeling so that gives me confidence we can be competitive on pricing and still control our costs.

Thanks @Dan Barli .  Would you recommend talking this strategy with a local bank to make sure they are comfortable refinancing a recently remodeled house.  Is there a risk/reason that banks wouldn't refinance?

Hi All,

My name is Adam Jutte and my business partner and I are new to the Dayton area. We have been planning for sometime how we could get into the real estate business. After evaluating our strengths and weaknesses we are ready to take the leap and start the journey. We are hoping to implement the BRRRR strategy and wanted to know if people have done this successfully in Dayton, OH and if so if they had any advice on areas to look into.

At a very high level:

  • We are looking in Dayton, OH
  • My business partner owns a professional remodeling company in Dayton, OH
  • I work on the numbers and analysis side of it

Thanks for the quick response, its great how helpful people are on this forum.  I will continue doing my research on the area and find what I think will provide good tenants and the right cash flows.

I am curious, you may not know, but have you heard of or done a "partial" BRRRR. What I mean by that is actually finance the house(via mortgage instead of paying cash), pay cash for the repairs, and then refinance the house to pull out some of your cash? I am looking for creative ways to free up cash if I can't find an investor.

Hello All,

My fiance and I just moved to the Columbus, OH area.  I have several years of remodeling experience and have 2 projects I am looking to get started.   1) Purchase my first home (ideally in need of TLC) and rehab it.  2) Purchase a rental property either a 3 bedroom or a duplex.

I have been a long time listener to BP and feel that I have built the skills needed to run numbers on a property, I am curious which area codes are up and coming as well as which ones have good returns on rent.  I know areas like Upper Arlington and Dublin are the "nice" areas, but I feel that the houses are overpriced, even the distressed ones.  

Finally, any recommendations on wholesalers or real estate agents that can help get me started.
