@Dennis M.

What has been your process to transition from one note to 2 or more?  My current plan is just to save up my own cash over the next few months and really nail down my systems to define exactly what I'm looking for and where I can find it in the mean time.  When I hit my savings target I should be ready to pull the trigger on another purchase as soon as I can find what meets my criteria!

@Chad U.

Excel is definitely something that i'm needing work on, i'm decent at it but not great. You're exactly right about the automation and workflows, these are things that I'm trying to standardize and put in place now so that I don't need to worry about them later on when I need them. Thanks for the advice!

@Dan Deppen

The videos that Adam Adam's has on pipedrive are pretty good, I like the look of the software and how cleanly it seems to lay everything out. Confluence sounds like something I've been looking for when it comes to creating and storing my standardized procedures, I'll have to check out the other programs that you mentioned that i'm not too familiar with.

Revamping your existing processes as your business grows is definitely something that I worry about, I'm trying to plan ahead so that I can be ready (and able) to scale to the next level when the opportunity arises.  Thanks for the info!

@Jamie Bateman

Thanks for the response! I've heard several people mention using MailChimp before, I'd like to see if I can find out which software packages the note investors are using most commonly.

@Chris Seveney

Thanks for the advice, I'm not too familiar with CRM systems currently but I'll look into them.

The idea for now is to standardize my processes for finding and evaluating notes; once I do that I can give that step by step instrucion manual to a VA so that they can help me to locate deals and increase the deal flow to my desk, the more notes I have available to evaluate the better my chances are of finding good deals.

Man, you're reading my mind here with the comments on the number of assets i'm looking for and raising capital once i'm comfortable in the industry, thanks for the feedback!

@Jamie Bateman

Thank you for the advice, raising capital is something that I'm pretty hesitant about right now; I really don't like the idea of taking other people's money to invest in something that I myself am not currently an expert on. I'll consider it more seriously later on when I'm more comfortable with the industry but for now it's just slow and steady saving for me. I did hear a tip recently about using a HELOC or hard money at 3% - 4% and using it to purchase notes that are generating a 10% + return, it's a good way to arbitrage your deals. Have you been mainly focusing on performing notes or non performing? I'll check out your other posts and read up!

@Steve Hodgdon

33 notes in 4 years is a lot, congrats on working with some serious momentum!  Would you mind sharing how you scaled so quickly?  I know that once you get the first three or four notes under your belt the income starts coming in more quickly, I think Dave Van Horn called it the velocity of money.

One of the things I like about the note industry is that it does allow you to create some true win/win situations that benefit everyone, and I completely agree that who you deal with can have a major influence on whether your experiences are good or bad.

@Chris Seveney

Absolutely! Back in 2017 I decided a few things, one being that I didn't like the idea of my income being dependant on a company who could decide overnight that they don't need my services any more and also when I am able to retire I don't want to have to plan out how to live the rest of my life based off of a finite sum of cash that is sitting in a bank account, I'd rather set up steady streams of income.

My current target is to reach $5 K per month in steady income from notes, most likely this will take between 10 and 20 notes bringing in around $500 each. Once I reach that target I'll reevaluate my goals and see if I want to increase my income from there or focus on other business ideas.

@Logan Hassinger

I'm working towards creating a business in notes that will bring in $5 K per month at a minimum, most likely focused on residential liens possibly with some hard money lending later on down the road.
