 @Josiah Patrick Zebarth My full time job is as a structural engineer so I could not have gotten the job without my degree and the pay is pretty decent which helps with investing but I would go into sales straight out of high school like @James Wise suggested if I had to do it over again.

Keep looking at other lenders, there are ones out there that will allow a smaller down payment and some that will lend based on the appraised value and not the purchase price. You could also try raising some private money from family and friends to fund the down payment or even the full purchase price. Seller financing is another possibility as some sellers will be willing to let you have a lower down payment since they just keep the property if you can't make payments. Don't give up on your dreams, instead keep asking how.

Hey Josiah, I did go to college and I feel the education I got was not worth the price and time I paid for it. That being said there are a lot of contractors who are very busy and could use the help. Working with one would give you great experience if you were planning on managing your own properties and would generate a decent income to start with. Get out there and network with people to find opportunities or try looking at online job boards. 

If you follow bigger pockets, you are also probably aware there are a ton of ways to start investing with very little or none of your own money. Brandon Turner has even wrote a book on it called "Investing in real estate with No (or low) money down." Check it out and get started when you feel you have enough knowledge and time.

It appears to be the floor. There are some small cracks in the floor and most of the moisture was around those cracks kind of like water is coming up through the floor a little bit. Can the cracks just be sealed up?

Interest rates are low right now so if you have decent credit you could refinance your student loans to get them at a lower rate. From there you you need to find a deal that as a higher % return long term. If you do that then real estate is the more profitable option.

I am looking to buy an older duplex and the basement has a concrete floor with stone walls. There are some minor cracks but there are no major cracks and the walls are not bowing in at all. There appears to be an area in the concrete where a little water is coming up through the floor. Would this be a major concern when looking to buy a property? I would of course make sure to have an inspection done before closing on the property.
