I have 2 properties I am looking at purchasing. A duplex and a Triplex. They are being sold together, due to the owner passing away and being held in a living trust. I am new to this game and only have $2,000 saved up for my investing. I spoke with a couple lenders who will finance up to 75% of purchase price (around $130k) so that leaves me with about $34k missing. The gross income monthly is just over $400 if I come up with the down payment. Is there something I can do to get that down financed? Or do I have to use Family/friends? I'd like to get these properties under my best and get this business off the ground. Any help would be much appreciated!!

My name is Adam, and I am brand new to the Real Estate Investment game. I am 31yrs old and am tired of the same old job and living paycheck to paycheck. I am ready to invest in Real Estate rental property and start building passive income so that I may quit my 6am-5pm M-F job. I am currently looking to invest in the Bettendorf/Davenport, IA area, and looking for any help that would get the ball rolling on this path. I have enough drive and enough work ethic to make this a very profitable endeavor. I am planning on starting an LLC in a few weeks and would like to purchase my first rental property ASAP. I cannot wait to see what the future holds and look forward to working with anyone willing to give me a chance!!
