@Alex Hawk I have to concur with @Wayne Woodson. Metro Nashville aerial and density restrictions on floor-area-ratio(FAR) are hindering the immediate growth of downtown going 1-2 miles out. Coming from NYC I'm comparing it to the mecca, however, a ton of opportunity being wasted. Tony G only developer I see truly maximizing opportunity. There will be a decline in rents overall, with certain neighborhoods/pockets seeing increase. When the market corrects, although Nashville will see less impact than most of the country, rents will increase with interests rates rising and landlords seizing their opportunity to capitalize.

@Cody Rosenbalm check out a construction to permanent loan. Interest only for 12months during build and automatically rolls to conventional after obtaining C/O. One closing

@Account Closed This is awesome! Robbie Drimmer is your man. He regularly does over $30MM in residential. Robbie is a founding broker of Compass Nashville and investor also. Very experienced with finding properties that are income producing and understands how to properly house hack. He does it himself! Robbie was one of 8 agents I met with. He was clear choice to list my previous home(Nations) and find new property closer to downtown. I won't buy/sell with anyone else. Couldn't have imagined the process to go any smoother. Hey Bigger Pockets Community,

I'm inquiring about mortgage negotiations and creative structure for primary residence. Thinking outside the box, what're some common/uncommon concessions that I might be able to work in(or out) to a loan? I know the easy answer is pay cash. How to negotiate lower APR, set period of interest only, get points/fees waived, etc.?

@Luka Milicevic should have clarified I’m in search of frame/headboard/hardware. Mattresses already covered.

Further, I’m referring to hotels with caliber of Union Station, Thompson, Omni rather than Drake Motel or Super 8.

So hotels are out.

Where have you had most success finding furnishing for your STRs?

- Not limited to sleeping(beds, etc.) but also luggage racks, lamps.
